                                         GUEST RENTAL POLICIES  
  •      Reservations are encouraged and will be accepted up to one year in advance. However, rates will not be guaranteed. Rates are based on property features, location, and season, and can be found listed on this website. Rates are subject to change without notice. For monthly rentals, please see BarronsRealtyGroup.com or call us at (866) 934-2588. Cleaning Fee, Sales tax and a one-time administration fee will be added to all reservations.
  •       Advance Rent Payment:  A minimum payment of 50% down per reservation is required within 10 days of initial reservation.  If the advance rent is not received within 10 days of booking, your reservation will be cancelled.  Reservations made 30 days prior to arrival require a credit card advance rent payment upon booking.  ADVANCE RENT PAYMENT IS NON-REFUNDABLE IN THE EVENT OF CANCELLATION.
  •      Rental Payments: Final rental payments are due in full 30 days prior to arrival. Payments may be made by cash, travelers check, bank money order, credit card or personal check with proper identification. In the event of cancellation, refunds must be obtained from CSA Travel Protection and are subject to their policies and conditions. To protect against the loss of your rental payments, travel insurance is strongly recommended.
  •      Refunds will not be given for late arrivals or early departures.
  •      Travel Protection Insurance: Travel Insurance is available through CSA Travel Protection. It is automatically calculated and added to your rental rate upon booking. The plan is optional but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. IF YOU CHOOSE NOT TO PURCHASE THIS COVERAGE NO REFUNDS WILL BE GIVEN. You can decline the coverage by signing the waiver form enclosed with your Confirmation and returning it to Barrons Realty Group, Inc. 30 days prior to arrival. Questions concerning CSA Travel Protection can be obtained by reviewing the certificate of insurance on their website www.vacationrentalinsurance.com or calling 800-554-9839.  
  •      Cancellation of Reservations: Please contact our office as soon as possible in the event you must cancel or change properties. We will only refund your advance/final rental payments if the property is re-rented for the same time period, less $75.00 cancellation fee. Once your reservation has been confirmed, any cancellations date or property changes will be subject to this cancellation policy. To prevent loss of rental payments we strongly recommend purchasing CSA Travel Protection
  •      Damage Waiver Fee in the amount of $60 (no tax) will be collected on each reservation. This non-refundable damage waiver fee does NOT cover intentional damage, theft or breach of policies. The damage waiver is limited to a maximum of $1,000.00 as long as the damage is not willful, wonton, or a result of gross negligent behavior. The Damage Waiver is in lieu of a Security Deposit and is required on each reservation. All damages must be reported promptly to BRG no later than time of check-out. Failure to promptly make the report of damage to BRG Staff voids this damage waiver. The waiver does not apply to damages caused by the intentional acts of guest, the willful conduct or misconduct of a guest, the gross negligence of a guest, or any other instance of theft. BRG reserves the right to recover from the guest any damages resulting from any of the forgoing.BRG is authorized to charge the guests credit card for any damages suffered as a result of conduct or misconduct detailed in the paragraph. This waiver does not apply to damages/loses caused by pets or other animals brought onto the rental property by the guest. This waiver does not apply to damages to or loses of, property owned by or brought on to the rental property by the guest. This waiver does not apply to any damages or claim of loss as a result of loss of use of the rental property. This damage waiver becomes effective only upon check-in to a BRG managed property, and this plan terminates upon check-out at the end of a guests visit. All units are inspected before and after each occupancy. 
  •       Security Deposit: If placing a security deposit instead of damage deposit, or if having a special event, the deposit will be refunded with in 2 weeks providing that - No damage was done to the unit or it contents (linens included)-Dirty dishes, glassware, silverware and pots were cleaned and properly put away- All garbage and discards were placed in proper containers, no excessive garbage was left - Unit was left in neat condition, no  items were broken or missing (units are inventoried and inspected before and after occupancy. - All keys and or passes were left in unit - All charges accrued during your stay were paid, as well as additional charges that may apply- no undisclosed pets-There were no violations of the guest rental agreement and house policies.   
  • NOTE:  IF EXPENSES ARE INCURRED TO REPAIR DAMAGE, REPLACE MISSING ITEMS, PAY FOR EXTRA CLEANING OR ANY OTHER VIOLATIONS OF THE RENTAL POLICY AS A RESULT OF YOUR STAY, BY SIGNING THIS AGREEMENT YOU AUTHORIZE BARRONS REALTY GROUP, INC. TO CHARGE THE AUTHORIZED CREDIT CARD ON FILE TO OFFSET EXPENSES AND ADMINISTRATIVE FEES.
                                                                                             
  •      Unit Assignments. When you book your reservation, a unit will be assigned. No unit request is guaranteed, however, and we do reserve the right to change unit assignments.
  •      Family Rentals Only! All of our vacation homes are family rentals ONLY. NO units will be rented to vacationing students or young adults (under 25) unaccompanied by a responsible parent or guardian. During spring break season, we require one parent for every two persons under the age of 25. A PARENT MUST BE STAYING IN THE UNIT AT ALL TIMES. OUR RENTAL UNITS ARE MONITORED FOR VIOLATION OF THIS POLICY. ALL VIOLATORS WILL BE EVICTED WITH ALL RENTAL PAYMENTS BEING FORFEITED AND ADDITIONAL CHARGES WILL BE APPLIED! RESERVATIONS MADE UNDER FALSE PRETENSES ARE NULL AND VOID AND CHECK-IN WILL NOT BE ALLOWED. This policy includes reservations made by parents who do not check in, and/or who leave overnight during the length of the stay. NO EXCEPTIONS!
  •      Check-in time is 3p.m. to 5 p.m. -- We cannot guarantee check-in by 5 p.m. during holidays and peak seasons. Your patience will be appreciated in these instances. Absolute check-out time is 10 a.m. so that we may prepare for our next arrival. Please refer to your confirmation notice for check-in location and late arrival instructions.
  •      Key Policy. Unit keys and pool tags (when applicable) and 2 parking passes will be presented at check-in and must be returned at check-out. There will be a charge of $10.00 for each key and/or pool tag and $25.00 for parking tags not returned at check-out. In the event you are locked out call JOE SCHMO-LOCK PRO, Inc. 1(850)207-4093. You will be responsible for paying any applicable fees directly to Lock Pro at time of service.
  •      We Appreciate you reporting all maintenance items and we will respond to them as soon as possible.
  •      Housekeeping. Please leave unit as you found it, wash and put away dishes, remove linens and towels and put in general location, take out trash, close and lock all doors and windows.  We respectfully request that you remember that you are staying in someone’s home during your vacation; please treat it with the care you would your own.
  •      Linens/Towels/Supplies. Although linens are furnished, please bring your own beach towels and beach blankets, as linens are not to be removed from the unit. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners, bathroom paper and facial soap is provided. Extra items needed are the responsibility of the guest.
  •      Smoking is strictly prohibited inside non-smoking rental units. You will incur an additional charge on credit card on file for carpet cleaning and deodorizing if any evidence of smoking is found in your non-smoking unit.  
  • Absolutely no pets allowed in the rental units or on the premises UNLESS you are in a pet friendly unit with prior authorization and paying a non-refundable pet fee of $150.00. You will incur an additional charge of $200.00 per pet for  carpet cleaning and flea spray if any evidence of a pet(s) is found in your unit or on the premises.X___________initial here
  •      Units may not be sublet.
  •      Abuse of plumbing - clogging of toliets, garbage disposal will be responsibility of guest.  Plumber will be sent out, if guest's fault charge will be put on credit card on file.  
  •      Agent will not be held responsible for acts of theft or vandalism or other damages to the guest's personal property or items left in the unit.
  •      Good Neighbor Policies. Many of our rental properties are located in mix-use neighborhoods that include both short-term guests and year round residents. Please be sure to observe all rules and regulations, which are provided for each property. All guests, as well as owner, are required to conform to all rules and regulations of the properties. Violators are subject to eviction.
    a) Please abide by all noise, traffic, and refuse rules. Please also respect the rights and space of nearby homeowners and other rental guests.
    b) Parking is allowed in your designated area ONLY. Some properties allow only two (2) vehicles, no boats, watercraft or RVs. Specific properties do have vehicle registrations. Please inquire about allowed parking for your accommodations, especially if you are taking a multi-family vacation, traveling with leisure craft or will be parking more than two vehicles at your vacation residence at any time during your stay.
  •      Guest acknowledges that Barrons Realty Group, Inc. is the agent of the property owner and will be paid by the owner. All monies are placed in an interest-bearing bank account with interest payable to agent.
